SINGLE FAMILY INVENTORY of current Active listings is again generally lower than in January of 2016 and even less than January 2015.
Bozeman City inventory is down 22% (90 Listings compared to 116 in 2016 and 118 in 2015). The Bozeman Area is down another 24% to 131 listings, compared with 172 in 2016 and 187 in 2015.
This makes it more difficult for Buyers, and a much better market for Sellers. And, the number of listings for sale can have an effect on Sales Prices.
Area 3’s inventory has stayed essentially the same at this time for last 3 years – 44 listings now. Area 4 is down 36%, Area 5 is down 6%, Area 6 is down 8% and Area 7 is down 19%.
Basically, the market still needs more listings to be able to satisfy the Buyers’ needs.
NUMBER OF SALES in January are up from the beginning of 2016: Area 1 is up by 40% to 35 sales in January. Area 2 is up 17% (29 to 34). Area 3 sales are up 29%. These sales may portend a rise in sales for 2017.
MEDIAN SALES PRICES are mixed. Bozeman City prices are down about 1% to a median of $355,000 compared to 12 months ago at $359,000 and $278,000 in 2015. Even though there are some sales under $300,000, the inner core of Bozeman seems to be appreciating considerably. Many buyers really want to be a walkable distance from MSU and downtown, so homes in that area are at a premium.
Bozeman Area (2) shows sales prices up 17%, but that is influenced by the number of over-$1-million sales at any time. The median sales price there is $428,689 (again, influenced by upper end prices). Area 3 has a 11% higher median price ($252,700) than last year, and area 4 is down for a lower median sales price at $281,250. Call us for areas 5, 6 and 7 stats.
CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses are located) is down 54% from 12 months ago with only 42 units on the market at the beginning of 2017. There are only 6 condos listed in Area 2 and 6 condos in Area 3. Builders have a great opportunity to cash in on the condo market by bringing on inventory. Median condo sales price in Bozeman is up 25% to $306,125.
