No Images? Click here We didn't mean to stirrup trouble, here's Q: My clients are interested in knowing where the property lines are of the houses I am showing them, what is the best way to do this? A: Did you know that Homesnap Pro shows you the property lines and your exact location on that property when you're showing a listing to a client? Homesnap Pro overlays property lines onto a map and uses the GPS on your phone to show you where you are standing on the property. If you ever have clients asking you where the property ends on a certain listing, use Homesnap Pro to show them in real time. Haven't downloaded the Homesnap Pro app? You can download it from your app store today! Be sure to have you connectMLS ID and password handy. Q: For a lot of my clients, I am setting up the same search. Can I set up one search to go to multiple clients? A: Of course, of course. You can round up a batch of listings and send it to 15 clients at once. After clicking the Email icon, you will see "Select a client from your contact list OR Select multiple clients" where you an add all the clients who should receive the results of the search. Q: When should a property be marked CTG on the MLS? When the seller executes the contract –or– when earnest money is received? A: This is a cinch. The rule states - SECTION 2.5: REPORTING STATUS OF LISTING: “Change of a listing’s status shall be reported within seventy-two (72) hours after date of acceptance by all parties to the contract”. Congratulations to this week’s winner, Jenn Fondel of Prello Realty in Chicago! A $25 Starbucks gift card is on the way to you. Welcome to the Winner's Circle! Q: A horse is a horse, a horse, of course...but a picture is worth a thousand words. This new option to remove photos after close from the MLS limits our accuracy for CMA's and more importantly, appraisals. How are we supposed to justify the pricing of our thoroughbred compared to others, if our neighbor's barn yard is closed? A: We aren't horsing around with this one. When a listing agent checks the box, the photo is only withheld from consumer websites but will remain in connectMLS after the listing goes off market. Removal of photos by an agent shall result in a $250 fine and the photos will be restored to the listing. Do you have a great question for inclusion in the next issue of Ask MrEd?
