On Location - Your Link to People and Property

It has been rather quiet in Kingscliff with the beaches closed recently due to Cyclone Oma looming off the coast. It's the first time an official Cyclone Watch has been issued for the area in 29 years!

Despite the wild weather, TCM Rentals Coastal was pleased to sign up two new rental properties. We recently leased a 3 bed duplex in Kingscliff and will soon be presenting a 2 bed ocean front unit to the rental market. We currently have a fully furnished 3 bed beach front apartment to let - photos/ link below.

Top tips for successful strata living

Be aware - Know the strata rules for your state, and your scheme’s by-laws so you’re fully informed of your rights and your responsibilities. If you’re buying into a scheme, review the records of the  owners corporation so you are aware of any issues.

Be involved - Take an active interest in what goes on in your scheme. Attend meetings where decisions are made, and make your vote count.

Budget for levies - Each quarter it is likely you will need to pay levies to fund your share of the annual running costs of the scheme and maintenance, so ensure you make allowance for these in your personal budgeting.

Protect your investment - Maintain common property. If it's getting run down, submit a motion and quote for owners to vote upon at a general meeting.

Be respectful - Seek approval before altering common property. It doesn’t matter that it’s your courtyard, if it’s common property, it’s owned by everyone.

Be empathetic - Understand that your neighbour may be on the other side of your living room or bedroom wall, so be mindful of others.

Talk first - Talk to your neighbours if there is a problem. They may not realise their actions are causing a nuisance.

Be flexible - There may be times you need to give a little more leeway to accommodate different personalities. Ref: Strata Community Australia
