Mimi Sinclair April Newsletter No Images? Click here ![]() ![]() APRIL 2018 NEWSLETTERIt's finally spring! There are buds on the trees and the flowers have started to bloom. It really is a beautiful time of year in Utah. Spring, for me, is not only the time when I start getting very busy with real estate, but it's also when I put my running race schedule together. I like to start off each season with a bang and run the Boston Marathon. On that note, Happy Patriot's Day! This year will be my 5th Boston, and it is my absolute favorite race. The energy at this course is like no other. Although I’m not trained to go as fast this year, I am looking forward to all 26.2 miles. The entire city seems to come out to support the racers, and I can't wait to be a part of it again this year. CRITICAL HOME MAINTENANCE PROJECTS FOR SPRINGTIMEHome ownership has several recognized benefits, but being a homeowner means springtime projects that are critical to keeping your home in good condition. Spending a few hours in the spring on home upkeep can save your thousands in costly repairs down the road. Below are a few projects that I would recommend this spring. Cleaning Out Rain Gutters![]() Yes, that build up of leaves and mud in your rain gutters can really damage your house if they aren't cleaned out. A blocked gutter can lead to water pooling in places that can damage the roof or cause the gutters to sag or break. If you do it yourself, make sure you have safe access to each of the gutters. For those of us who would rather not do this particular project ourselves, there are multiple companies in Salt Lake that will do it for you. Check out City Seamless Rain Gutter here, or Betty's Rain Gutters here for cleaning and inspection. I haven't used either company, so let me know your experience so that I can pass it along to other clients. Routine Roof Inspection![]() Do a visual inspection for any trouble spots. You’re looking for curling or missing shingles, rusted and pitted flashing, and cracked caulk around pipe colors, sky lights, and other roof penetrations. If there are low spots, puddles can develop leading to future water damage. If you need a referral for a good roofer, just send me an email and I'll get you in touch with the roofer that best fits your needs. Repair Exterior Paint![]() Peeling paint with exposed wood is one of your worst enemies as a homeowner. Not only does it hurt your curb appeal, it can lead to rotting. A quick touch up will not only keep your home looking nice but it can prevent further damage as well. Take a look at your soffit, door frames, window trim, and near all downspouts. These areas are particularly prone to yearly upkeep. I have a few quality painters who I can recommend if you need a referral. Trim Back Overgrowth![]() Any branches that are touching the side of the home or roof should be trimmed back. If you are purchasing or selling a home, this is something an inspector is going to recommend you do every time. It's also important as we move towards summer and fire season to minimize the risk that a brush fire will get to your home. The best part is that they are full of protein so they make a delicious, filling snack for you and your family. Enjoy! Blueberry Lemon Poppy Seed Muffins
Preheat oven to 350 degrees. Grease muffin tin. Whisk together ingredients 1-8 in medium bowl. In a separate bowl, whisk together ingredients 9-11. Then stir in greek yogurt to this second bowl mixture until no large clumps remain. Stir in ingredients 13-15 to this second bowl mixture. Slowly add mixture from first bowl to the second, stirring until fully incorporated. Let batter mixture rest 10 minutes. Gently fold in blueberries. Bake 23-26 minutes in muffin tin or until toothpick comes out clean. Cool in the pan for 10 minutes before carefully turning on wire rack. Enjoy!
