The Best (and Worst) Ways to Display Listings on Facebook

You're on Facebook, and so are your future clients.

If you're an agent with one or more listings, it can be tricky navigating all the options Facebook offers for displaying your properties.

You know you want your listings to be seen in the right place by the right people. Here are best practices for effectively displaying your listings on the world's largest social media platform.

Showcase listings with Facebook business page tools to save time and increase your reach.

Photo albums and a Featured Listings tab are the ideal tools to use to showcase your listings on your Facebook business page. Click here to learn why you should market your real estate business with a Facebook page.

Photo albums take seconds to upload and allow you to choose the best pictures you want to display. A Featured Listings tab displays all of your active listings. You can manually enter listing information or have it automatically pulled from your MLS. When potential buyers visit your page, they can peruse your catalog of listings and socially share them with their friends and family. You can also display sold listings so long as you mark them as sold.

Displaying your listings in photo albums and a Listing Tab lets consumers view homes while browsing your Facebook page. This allows visitors to learn all about your business and services.

Avoid creating multiple Facebook business pages for each of your listings.

Creating Facebook business pages for each individual listing is time consuming and makes your job harder. Not only is it diffcult to manage multiple Facebook pages, but when your listings are sold, you would have to spend additional time removing each page.

Having individual Facebook business pages for listings distances the agent from the home shopper as the focus is entirely on the listing and not the agent. Having one page for each listing also results in missed opportunities for consumers to see other listings you may offer.

The solution? House all of your listings on one Facebook page for your entire real estate business. Utilize photo albums and a listing tab.

Post a variety of content in addition to listing photos.

One sure fire way to get your audience to tune out your message is to post nothing but a stream of listing photos on your Facebook business page. While some of your listing photos may pique your visitors' interest, you can hold on to their attention longer with a variety of posts that show off your expertise, reputation and personality. Post engaging photos of home features, articles, helpful tips, market information and contests.

You want your future clients to build trust in your real estate expertise beyond your offering of listings. Staying active on social media with relevant content besides your listings helps to show you are an expert in your field and positions you to land more clients.

Resource: Adding Ratings to Your Facebook Page

Adding ratings to your Facebook page is a great way to improve your business profile. Users can rate your business using a "star” system ranging from zero to five stars. The goal is to maintain a 4-5 star rating.

The rating system must be added by the page owner. To do this, simply click on 'Edit page.' Next, select 'Update page info.' Click on 'category' and select an option-such as local business- that incorporates a mailing address or location. Once you have an address associated with your page, the ratings system is automatically added along with review comments. This can now be seen on the business home page.

Adding a ratings system can add great value to the page holder. The ratings focus on the quality of their business, instead of the quantity of their followers. Customers can also feel more comfortable in working with you, as others have vouched for your professionalism and abilities.
