Adventures await as the snow starts melting and our trails dry out! Salt Lake neighborhoods are dotted with flowering trees and views from the East Bench show the valley transforming into a blanket of green. By now, I'm sure you've seen all the "For Sale" signs around and you might want to consider the possibilities with your own home. Have you and your family outgrown your space? Do you have too much space? Is your home in proximity to the things that make this city so great? This is a great time of year to weigh your options as the market is hungry for new properties in both the buying and selling arena. Whether that is putting your own house on the market or becoming a first-time home owner, I'm happy to answer any questions and point you in the right direction. HOME HIGHLIGHTMID-CENTURY MODERN Photo: Courtesy of Clients Neelam Chand and Shibu Basuthakur If you've paid any attention to the home styling trends in SLC over the past few years, the mid-century modern has been a hot topic. These spaces are a step away from the ornate and cluttered designs of the past and feature open floor plans, minimal room-to-room structure and plenty of natural light. Right angles and horizontal lines draw out corners, making small rooms seem larger. Combine all those features with minimal, modern furnishings, wood floors and updated appliances and these 50 - 70-year-old structures seem like they could have been built yesterday. The "mid-century mod" can be found in nearly all of SLC's great neighborhoods. Their simplicity blends in with the landscape and fits in nicely next to bungalows in Sugarhouse and cottages and victorians in the Avenues. They range in size and some of my favorite properties can be found tucked away in the foothills amongst the scrub oak, giving many of these dwellings a secluded and sophisticated treehouse feel. SLC - HAPPENINGSSalt Lake City is a hub for adventure and culture of all kinds. Here are a few events that caught my eye this month. FOOD TRUCK THURSDAYS!It's good to have options... Starting mid-April, food trucks from all over Utah gather at the Gallivan Center in downtown SLC every Thursday for the lunch rush. Dates: Every Thursday | 11AM - 2PM NHMU CHOCOLATE AND CHEESE FESTIVALChocolate and Cheese. Few foods have a history as rich or as complex. When you throw in amazing flavor, you have two of the most beloved tastes in all of history. Explore everything both have to offer at the Chocolate and Cheese Festival. The Museum is hosting the best local producers and purveyors of chocolate and cheese for this two-day extravaganza. Where: Natural History Museum of Utah Date: 4/8 & 4/9: 10AM - 5PM Salt Lake Challenge - Urban Scavenger RaceChallenge Nation is a series of urban adventure races coming soon to a city near you! Each Challenge is part 5K race, part scavenger hunt, and part urban exploration--which all adds up to 100% fun as you compete against other Challengers to quickly solve the clues and beat them to the finish line! Date: 4/9 SALTAIR DUATHLON & HALF MARATHONStart your multisport season with this great race on an awesome course. You start with a 5k Run, add a 13 mile bike and finish it all off with another 5k run. All on a perfectly flat course that’s practically designed with speed in mind. Just want to run? No problem, we’ve got a half marathon added in that has a hefty prize purse for the speedsters out there. Date: 4/14 & 4/15 SALT LAKE MARATHON, 1/2, 5K AND MOREYou need to see Salt Lake City to believe it. Run through the city’s iconic landmarks, race against the towering Wasatch Mountains, finish victoriously and celebrate with friends and family. It’s challenging, yet beautiful. We’re showing you the view. Now show us your determination! Date: 4/22 HEALTHY LIVING Sometimes we're just too busy to get into the gym as much as we'd like. With work, kids, and other activities, staying fit can be a tough balance. Taking advantage of the occasional "down time" moments no matter how few you have, and using them to get a quick workout in can be a great way to improve your fitness. All you need is enough space to spread out and a small step to get started. Here's a great routine to keep in mind: 1. Step Back Lunge + knee + hop (progression): 10-15 reps / leg 2. Tricep Press on Step + leg extension (progressions): 8 - 12 reps 3. Cardio Boost: Lunge + lunge + squat: 15 reps 4. Three point pushup on the step + switch knees on step: 5 - 10 reps 5. Sometimes knocking one thing off your to-do list is just what you need to open up enough time to relax, work-out or pursue your true passion. Meal-prep can be a great way to open up those key slots of time and stay ahead of the game. Paige Kimball is the mastermind behind an affordable way to meal-prep that is fun, convenient and healthy. Paige holds sessions every Saturday and coaches the group through the coming weeks meal plan. She does all the shopping and designs the menu. All you have to do is show up and put it all together. Paige was nice enough to share one of her recipes with me: Baby Greens Salad with Pomegranate Seeds and Blueberries This fresh Spring salad is bursting with color and both tart and sweet flavors. It pairs beautifully with Pomegranate Chicken either as an accompaniment or tossed together as a main dish. Ingredients: ¼ cup Balsamic vinegar 1 Tblsp Extra virgin olive oil 1 Tblsp Coconut aminos or honey 1/8 tsp Sea salt 1/8 tsp Ground black pepper 4 cup Trimmed baby arugula 4 cup Baby spinach ¼ cup Pomegranate seeds 1/4 cup Fresh blueberries ¼ cup Toasted slivered almonds Directions:

MARKET INFORMATION Utah Millennials lead the way in nationwide home buying trends Utah continues to have the youngest median age in the country and it's having a big influence on the home buying market. Folks from age 18-35 are starting to tilt the scale towards owning a home rather than renting. Part of the reason for this is the soaring monthly rental prices in SLC. Many renters are paying a monthly payment that is close to what they could be paying for a mortgage and are considering making a new investment. A study on home buying and renting trends shows that Utah renters spend 35 percent of their income on renting while home owners only spend 23 percent. That 12 percent savings has a big draw for millennials who are considering a move into home ownership. In 2015, Utah had the second highest millennial home ownership and that trend continues in Salt Lake and the surrounding suburbs. Much of it has to do with more young Utahn's wanting to settle down and have a family, but many urban dwellers have grown tired of paying high rent and are ready to make a smarter financial commitment. 41 percent of millennials in Utah own homes as compared to only 30 percent nationally. Owning a home is one of the best investments you can make at a young age. I know that budget is a big constraint for many young people, but there are plenty of great options throughout the Salt Lake Valley.
