5 keys to social media marketing success

Here are five easy steps to build a strong and profitable social media marketing plan.

1. Before you begin, clearly define your social media objectives and business goals. Be realistic here: there’s no way you’ll get a million fans and draw in thousands of paying clients overnight. Your set objectives will keep you on track to accomplish your long-term goals.

2. Identify your target audience. Create a profile of your target audience containing demographic information and all other relevant factors. These include location, profession, and interests.

3. Target the right social media networks. Targeting the wrong ones can be costly and waste time; focus on the networks that your target audience will have the strongest presence. As a starting point, concentrate on some of the major sites – Facebook, Twitter, LinkedIn, and Pinterest.

4. Create a social media calendar. Remember that the calendar is not just for content creation. It is also needed for you to define themes, identify marketing channels for the content and reach your target audience in a productive fashion. An editorial calendar will act as a guide to define what content to create, where to share certain types of content and how much time to devote to each social platform. For more on creating a calendar visit our blog post here.

5. Define your Unique Selling Proposition (USP). This sets your business apart from others in the industry. Make sure your USP is relevant to your target audience and in conformity with your social media objectives. Build a list of keywords, phrases and topics and design your social media strategy around them.

Use the unique qualities of social networks to your advantage.

Good for you for maximizing your real estate business with multiple social networks! Now make the next step by taking advantage of the unique aspects of each network.

Treat each network like a job opening and your profile is the resume. Rather than using the same generic template on each network, customize your profiles like you would customize resumes for different organizations. This will create stronger connections with that particular audience, and boost your chance of marketing success on the network.

For instance, use the event feature of Facebook to create events for all of your open houses. You can even send invitations to people who you think might be interested in your open house. For Twitter, add hashtag to your tweets so they show up in search performed by others. If you want to showcase a property in Fort Lauderdale, use the hashtags, #fortlauderdale #realestate.

Find a way to measure the success of your efforts

So you’re putting a variety of posts up on different networks. Do you know which are the most effective? Do you know who your audience is? If the answer is no, learn a method of measuring this.

Start to use analytics to monitor your social media presence. Notable providers include Google Analytics and HootSuite Analytics. Check your statistics once a week to gauge your success. If you’re having great results, stay the course. If improvements can be made, you know where to make the fix.

Tip: Untap the potential of YouTube

Looking for a unique way to give you and your listings more exposure?  Make videos showing your listings on YouTube!

Use a short video to introduce yourself. This can also be embedded onto your business page too. You can use videos to show off the best features in your neighborhood. You can even make video contests to get user-generated content from your clients.
