This is nothing new to long time residents of SLC, and this is just one of the reasons we love this city. I know some of you are ready for some higher temperatures, and so am I, but having all four seasons allows us to take advantage of all sorts of activities during every month the year. SLC neighborhood cleanups are happening now throughout the valley. Now is a great time to get your house ready for the market. Thinking of selling your home? Need to get rid of some junk and get your space ready for showings? Maybe you have some leftovers from a recent remodel, or you just need a good spring purge? SLC Green's clean ups are a great way to let go of that that junk thats been taking up space in the garage and basement. Just get rid of it! It will feel good I promise. HOME HIGHLIGHT- TIPS FOR BUYING AND DEVELOPING LAND - SLC's housing inventory is nearing record lows. Combine that with the growing number of buyers trying to get into a new home, it can be tough to find what you really want. Have you considered building and what are some of the first steps you may need to take when considering buying land? If buying land and building is an option for you I'd love to show you some potential properties for sale. Currently I have a beautiful .26 acre parcel for sale in Olympus Cove. CHECK OUT THE LISTING INFORMATION HERE TIPS FOR BUYING LAND 1: Location choice. Selecting the area where want to live is just the start to finding the perfect location for your new home. Make a list of all the facilities that you need to have access to, such as schools, shopping and public transport, and check the list against each location you're interested in. 2: Set your budget, and stick to it. The key to getting the most out each dollar is to be ruthless with the numbers. Break down your potential mortgage costs, down payment and expenses to maintain and run the home once it's built. 3: Costs. Some of the obvious costs are architect's fees, materials, labor and building permits. However, don't forget hidden costs such as construction upgrades and inspections, and unexpected events including cost overruns and fees for missing deadlines. Remember also to figure in any new appliances, furniture, flooring, and interior finishes, as well as lawn and landscaping 4: Who's the boss? Do you want to run the job yourself and hire out each piece of the process? If not, find a general contractor that you trust. It helps when they come with a good referral. Date: May 6th VIGOR BIG COTTONWOOD RACEI have done this race and it's fast! Vigor Utah is proud to invite you to the 6th Annual Big Cottonwood Canyon Half Marathon, 10K, and 5K race. This mostly downhill course is perfect for the rookie half marathoner and a great way for the experienced runner to achieve a new PR. The half marathon course is USATF sanctioned. Date: May 13th OGDEN MARATHON & 1/2 MARATHONThe Ogden Marathon attracts runners from all 50 states and several countries. The race has gained local and national attention as one of the most scenic Boston Marathon qualifying courses. A combination of the areas scenic beauty, world class volunteer support and race organization has made the Zions Bank Ogden Marathon a must do race in Utah! MARKET INFORMATION - High demand meets low inventory - Being a buyer in the current housing market can be tough especially for homes under $500K. Being a seller on the other hand is a whole different ball game. Many real estate professionals are claiming that SLC is experiencing the best sellers market in history. Median home prices in Salt Lake County rose by nearly $30K just in the first quarter of 2017, and homes spent less time, nearly two weeks less, on the market than usual. The 84108 zip code has seen a massive increase since this time last year. The median price of homes sold on the East Bench is up 15%. These increases have several strategic implications for both buyers and sellers. Selling your home in this market could get you top dollar, but turning around and buying right away could be tough. Buying in this market is a great idea if you have the funds. Analysts project that prices are continually rising and interest rates may follow suit. Making an investment now could put you in a great position as prices continue to trend upwards. Currently, sellers have the upper hand. Statistics show that many folks are selling their homes and downsizing to a condo for the time being, in hopes of waiting for the market to come down and getting into something even better in the future.
