Become the Top Social Agent: Your Tips from November 2013

Is your social media ready for the holidays? Social media use surges during the holiday season, so it’s an opportune time to connect with leads.  We’ve compiled top tips from the past few issues to help maximize your social media presence, build your brand and get more quality leads this holiday.

Know which sites your audience visits most often.
Over one billion people interact with Facebook business pages an average of 3.2 billion times every day, making Facebook the top social media choice. Twitter is the second largest social platform, with Youtube in a close third. These social media sites give you endless ways to meet leads that turn into clients. By utilizing Facebook, Twitter and YouTube, you can stand out from your competition and give your business a viral boost.

Grow an engaged audience with socially shareable content.
Content is king when it comes to social media and your content needs to be shareable. (The more shares, the more your business gets seen.) Images are the most powerful driver of shares and engagement on Facebook; so make sure you post high quality, engaging pictures. Articles that educate buyers and sellers about topics that matter to them can also do well; we suggest articles regarding market conditions, home staging, energy-efficient design, moving tips, and financing advice.

Schedule posts on Facebook to save time and stay ahead.
Many agents believe that their busy schedules prohibit them from getting involved in Facebook marketing. However, Facebook pages allow you to schedule posts in advance, which could be an easy way to save time when you have a busy week away from the computer. You can learn more about scheduling Facebook posts here.

Take advantage of auto-posting services that make your job easier.
Auto-posting services save agents several hours a month in sourcing and selecting shareable content on their social pages. These services are especially useful during the holiday season to keep your pages filled with content. One such service is Page Engage, which posts real estate related images and articles to your Facebook page to build engagement and grow your fanbase. Try Page Engage here.

Use graph search to find new leads.
Graph Search on Facebook opens up a whole world of opportunities for new leads for your real estate business. Now you have access to not only your friends’ likes and information, but their friends’ information, as well as others. Agents can search for people interested in real estate, develop potential client lists, connect with other agents, and even determine a personalized closing gift. Learn more about Graph Search.

Peer Insight: Re-sharing your content on other social channels

“I share a lot of content on my Facebook business page to my other social sites, so that I reach as many of my followers and leads as possible. An important thing to remember is that you shouldn’t always re-share content as is. If you are using Facebook-specific terminology, it won’t translate to other platforms.

For example, if the copy in my Facebook post says “Do you ‘like’ this renovated kitchen?” I will change it to say “Retweet if you love this renovated kitchen” for Twitter or ‘Re-pin if you love this renovated kitchen!” for Pinterest.

Also, my Facebook posts are sometimes longer than 140 characters, so I narrow it down to the most important words when posting to Twitter.”

Did You Know? Social Interactions Increase Referral Traffic

Did you know that ‘likes,’ comments and shares can equal leads on Facebook? Every time you post relevant content on your Facebook page and receive social interactions (i.e. people engaging with you), stories are created in Facebook’s newsfeed. These stories are shown to the engaged user’s friends who are logged into Facebook.

For example, if Joe Homebuyer ‘likes’ and comments on a photo you’ve posted to your business page, that story will be shown in Facebook’s newsfeed or ticker to Joe’s friends.

If this story interests any of Joe’s friends, they may then view the post, and decide to like, comment on, or share it. These social interactions are a powerful way to go viral on Facebook and meet new leads. Stay in front of your Facebook audience to ensure you’re engaging them, and set yourself up to go socially viral.
