To my Lake of Bays neighbours, friends, colleagues and clients, I am pleased to provide you with my first edition of the Lake of Bays Beacon. The purpose being to offer you a clear view of the Lake of Bays real estate market and to keep you informed with regular updates, opportunities, and links to topics of interest related to this Region of Muskoka and the Local Community. What did we learn from 2020?

A picture may be worth a thousand words, but data needs to be properly interpreted. A look at cottage sales activity on Lake of Bays over the past 4 years clearly shows us what we suspected was happening in 2020. There were dramatic swings that occurred in the number of sales, the total volume, and the number of active listing. While the average sale price showed impressive gains as well, it also demonstrated relative stability, when compared to the other categories.

Opportunities for Sellers and Buyers

While the initial reaction is that we are in "seller’s market", which is true, the 10-year trendline below also paints a steadier picture in the long term. If you are thinking of exiting the market, it is definitely a great time to sell, but buyers should not be afraid of entering the market. The trajectory looks promising. Interest rates are low and there is a limited supply of waterfront properties, so provided you do your homework and are patient with your investment, there is never a wrong time to buy a Cottage or Waterfront Property. When compared to other popular large Muskoka Lakes, like Rosseau and Joseph, value and opportunity still exists on Lake of Bay.

Parting Thoughts!

2020 was a transitional year for many of us on several fronts. While COVID19 has tried to turn all of our worlds upside down, fortunately the Lake of Bays and Muskoka cottage industry has not only been able to survive, but it has thrived. The future looks great and my recent partnering with Chestnut Park / Christie's has provided me with exciting opportunities for 2021 and beyond. I look forward to not only fulfilling the work that is left to do with the Bigwin Real Estate Development, but to expanding my services to entire lake and community.
