We start off our 2024 edition of the Championship Newsletter by welcoming back our seasonal owners and visitors. Some arrived in early Fall, some right at the start of the new year, and some are still arriving. To all we say WELCOME HOME! We have missed you and hopefully you have missed us as well.

Roadway Improvements
Eagleton has undergone numerous transformations since January 2023, with one of the most obvious changes being the repaving and restriping of General Drive, along with the replacement of the pavers at Reclinata Circle. These enhancements were carried out during the Summer and early Fall, and we are pleased to announce the completion of these projects. We anticipate that the improvements will endure for many years to come. A special appreciation goes out to the dedicated Champ Roadway team, led by Paul Slepakoff (Pinehurst), and Ed Finkelstein (Monterey Pointe), for their invaluable contributions.
Back Gate Improvements
We are excited to announce a new project aimed at enhancing the aesthetic appeal of our community's entry/exit on General Drive. By the time you peruse this newsletter, the initial phase of the project - trimming and beautifying the expansive bougainvillea plant just outside the back gate - may have already been completed, or is in progress. Following through discussions with both the PGA-POA and the golf course regarding ownership and responsibility for trimming, we've determined that this plant significantly impacts the visual experience of Eagleton homeowners as they exit the community. Therefore, we have taken on the responsibility of trimming and removing invasive plants within the bougainvillea. Once this task is completed, and we witness the transformed appearance, we will explore additional beautification measures. Leading the Back Gate team are Tom Sedita (Augusta

Landscape Lighting
We are currently assessing another potential project that involves the landscape lighting along Championship Drive. The lighting currently presents a pleasing appearance, and credit is due to the ongoing efforts of our grounds technician, Patrick Burns, who consistently maintains and repairs it. The challenge lies in the fact that the original wiring, installed during the community's construction in the mid-80s, was not placed within conduit, and no schematic diagrams provide information on the wiring locations. Consequently, the aging wiring has experienced failures, necessitating frequent
repairs or replacements in different areas. To address this issue in the long term, we are considering the comprehensive replacement of the wiring, within conduits, using new, low-voltage wiring, and where needed, upgrading the old and damaged lighting fixtures. Patti Rosen (Eagleton Estates) and David Ahr (Eagleton Cove) are currently exploring this matter and will present their recommendations to the Board in the coming months.
What about the cost?
As we discuss these initiatives, I understand that financial considerations may be at the forefront of your minds causing concerns. Rest assured, your Board is steadfast in its commitment to avoiding the need for a special assessment, except in the case of a catastrophic incident. Funding for all of the above mentioned projects will be sourced either from the current budget or reserve funds, ensuring responsible financial management.
Streamlining Vehicle Loading/Unloading in Eagleton
Recently, there have been inquiries about the loading and unloading of vehicles from car carriers within PGA National. While the PGA-POA does not impose specific restrictions on this activity, they highly recommend adhering to some essential guidelines to ensure the safety of all involved.
For optimal efficiency and safety, they strongly encourage communicating with your hauler to arrange vehicle drop-off and pick-up at designated locations. Specifically, consider using Fairway Drive just before the traffic ellipse or Ryder Cup Boulevard, just inside the Northlake gate.
Both these locations feature hatched-off areas designed to provide a safer environment for both truckers and residents. These designated areas allow the haulers to jockey cars around safely and help eliminate the need to navigate around other vehicles, either on the truck or off. This should minimize the risk of accidents and potential damage. The additional space allows for smoother maneuvering, ensuring the safety of your vehicle and streamlining the overall process.
It's worth mentioning that Eagleton does not have explicit restrictions on vehicle loading and unloading activities within the community or during specific hours. However, there is a shared concern regarding the potential harm that large vehicles might inflict on the community's roadways, which are collectively funded through our assessments. Additionally, there's a concern about the obstructive impact these vehicles could pose to fellow motorists. In light of these concerns and to align with contractor hours from 8:00 AM to 5:00 PM, Monday through Saturday, we kindly encourage you to coordinate your vehicle deliveries within these designated time frames and at the locations noted above. Your cooperation in this matter is greatly appreciated.
By doing so, you contribute to the overall safety and well-being of our community.
A Festive Glow and a Friendly Reminder on Holiday Decorations
As we bid farewell to another enchanting holiday season, we can't help but revel in the warmth and charm brought about by the dazzling holiday lights that adorned various community entrances, General Drive, Championship Drive, and numerous homes within our community. The effort and creativity displayed has truly made this year's festive display outstanding. Our sincere congratulations go out to all those who contributed to spreading joy and festive spirit throughout our neighborhood.
However, as we revel in the glow of these beautiful displays, it's important to uphold the community guidelines that contribute to the well-being and aesthetics of Eagleton. According to PGA-POA rules, holiday lights and decorations are to be removed within a reasonable time after the conclusion of the holiday season.
We understand that the term "reasonable time" can be somewhat subjective, but in the spirit of community harmony, we encourage everyone to consider January 15th as a target date for taking down holiday decorations. This suggestion aligns with the common sentiment among residents and ensures that our community retains its pristine appearance after the holiday festivities conclude.
Your cooperation in adhering to this guideline is greatly appreciated, as it helps maintain the overall appeal of our community and ensures a seamless transition back to our day-to-day routines. Let's work together to keep Eagleton and PGA National beautiful and welcoming for all throughout the year.

Championship Board Meeting Changes
Effective January of 2024 the monthly meeting of the Championship Board of Directors will take place on the fourth Wednesday of every month.
The January meeting will be on January 24th, 2024, at 2:00 PM in the offices of United Community Management, 300 Avenue of the Champions, Suite 120, Palm Beach Gardens, FL.
Property owners are always welcome to attend all meetings.
PGA-POA Annual Meeting Relocated
The PGA Property Owners Association Annual Meeting will be held February 14th, 2024 with a 5:00 p.m. sign-in and a 6:00 p.m. meeting time.
The Meeting this year will be held at the DoubleTree Hotel, 4431 PGA Boulevard. The DoubleTree is at the corner of Military Trail and PGA Boulevard. Both valet and self-parking are available at this location.
There are six candidates to fill the five open seats on the nine-member POA Board of Governors. YOUR VOTE MATTERS.
A Friendly Reminder to Walk Safely on Sidewalks
With the arrival of seasonal visitors to our wonderful gated community, let's collectively prioritize safety. We kindly remind everyone to please utilize the sidewalks while walking within the community. Walking in the roadway, whether during the day or night, poses significant risks, even with our 25 MPH speed limit. Not all drivers adhere to posted limits, and the increased traffic can make this even more perilous. Whether facing or walking away from traffic, being on the
sidewalk ensures a safer environment for all. Your safety is paramount, and adhering to this simple practice will go a long way in making our community a secure and enjoyable place for everyone. Thank you for your cooperation and commitment to the well-being of our community.
