CHAMPIONSHIP PROPERTY OWNERS ASSOCIATION
APRIL 2023 - ANNUAL REPORT

April 10, 2023 Volume 3 Number 4.

CHAMPIONSHIP BOARD OF DIRECTORS - ANNUAL MEETING

The recent Championship POA Annual Meeting was set to be an important event for members of the community. However, the meeting was unable to proceed as there was no quorum present. Only 86 out of 663 homeowners were represented either in person or by proxy. Despite this setback, Tom Murphy, president of the POA, introduced the Board of Directors and asked the few attendees present to introduce themselves.

After introductions a representative from the Accounting Firm of Gerstle, Rosen & Goldenberg, P.A. presented their report on the financial status of the Championship POA. The report showed that the financial statements were accurate, and the organization was in a sound financial position. Kudos to our Association Treasurer, Mr. Paul Slepakoff and the accounting team at United Community Management for a job well done.

The floor was then opened for questions. A homeowner from the Diamond Head community asked several questions, which the board answered. Other attendees also had questions and positive comments, all of which were responded to before the meeting ended.

Reelected by acclimation were the following individuals:

  • Teresita Leonard - Eagleton Estates
  • Thomas Sedita - Augusta Pointe
  • Dianne Silich - Grand Cay

While it was disappointing that the Annual Meeting was unable to proceed due to the lack of quorum, it was still a productive gathering. The opportunity for homeowners to ask questions and receive answers from the Board of Directors was valuable for those in attendance.

It is important for members of the Championship POA to attend meetings and have their voices heard. By doing so, they can help shape the direction of their community and ensure that their concerns are addressed. Hopefully, the 2024 Annual Meeting will have a quorum present and be able to proceed as planned.

Following the adjournment of the Annual Meeting, the Board of Directors met in an organizational session to select the Officers of the Board.

  • Thomas Murphy - President
  • Thomas Sedita - Vice President
  • Paul Slepakoff - Treasurer
  • Teresita Leonard - Secretary

All Officers were elected for a one year term.

SAFETY AND PRIVACY
Tom Murphy & Tom Sedita

The Championship POA's Privacy Committee is responsible for managing limited access to the community. The committee works closely with St. Moritz Security Services to maintain an elevated level of privacy for all residents.

Currently, there are no issues to report, and the committee continues to be pleased with the services provided by St. Moritz. Each of the gate officers has been with us for almost the full year, and all is operating smoothly.

In addition to working with St. Moritz, the committee also collaborates on a regular basis with the Palm Beach Gardens Police Department to ensure that all residents are made aware of crime trends and the importance of privacy and security.

Overall, the Privacy Committee of the Championship POA is dedicated to providing a safe and secure environment for all residents. They work tirelessly to ensure that privacy is respected and maintained, and that all residents feel comfortable and secure in their homes.

LANDSCAPE
Paul Slepakoff & Dianne Silich

The Championship POA Landscape Committee is a group of individuals who work tirelessly to maintain the beauty and aesthetic appeal of the community. They understand the importance of a well-maintained landscape in creating a positive living environment.

The committee works closely with Revival Landscape Services to ensure that the community's green spaces are always healthy and vibrant. Revival provides regular maintenance services such as mowing, pruning, and fertilization, as well as seasonal plantings and installations. The partnership between the Championship POA landscape committee and Revival has resulted in a community that is both visually stunning and functional.

One of the key initiatives of the Championship POA landscape committee is to ensure that our green spaces are always evolving and adapting to the changing seasons. This means that annual plants are changed regularly to keep the community looking fresh and new. The committee also takes into account the opinions of homeowners, who have consistently praised the efforts of the committee and Revival. The result is a community that is not only beautiful but also reflects the desires and preferences of its residents. The partnership between the Championship POA landscape committee and Revival is a testament to the power of collaboration in creating a thriving and sustainable community.

ROADWAYS AND SIDEWALKS
Ed Finkelstein & Paul Slepakoff

The Championship POA Roadway and Sidewalk Committee is dedicated and committed to ensuring the safety and beauty of the community. They work tirelessly to identify areas that need improvement and develop plans to address them. One of their current projects involves the repaving of General Drive from the back gate area all the way through to the Grand Cay community. This project is expected to begin in June 2023 and will greatly enhance the appearance and safety of the roadway.

In addition to the repaving project, the committee is also planning to replace the pavers at the Reclinata Circle. This work is expected to be completed before the fall and will further enhance the beauty of the community. The committee is committed to ensuring that every aspect of the community is well-maintained, aesthetically pleasing, and safe.

The committee has also completed repairs on all of the sidewalks within Eagleton and has removed all trip hazards. This is a significant accomplishment and demonstrates the committee's commitment to ensuring the safety of all residents. The Championship POA Roadway and Sidewalk committee is a vital part of the community and their efforts are greatly appreciated by all residents.

LIGHTING
Terri Leonard & David Ahr

The Championship Lighting Committee has been tasked with investigating the landscape lighting and street lighting in the Eagleton community. This has proven to be a challenging task due to the age of the current lighting grid, which was installed by the developer over 25 years ago. The committee has been working tirelessly to determine the exact layout of the grid and identify any areas that require improvement or replacement.

The outdated lighting grid has caused a number of concerns for the residents of Eagleton. Some areas are poorly lit, often making it difficult to navigate safely at night. Additionally, some lighting fixtures themselves are in disrepair, which not only detracts from the aesthetic of the community but also poses a safety hazard. The Championship Lighting committee is committed to addressing these issues and ensuring that the community is adequately lit and safe for all residents.

BACK GATE
Paul Slepakoff & Ed Finkelstein

A newly formed committee in Eagleton is working towards enhancing the aesthetic look of the back gate entrance. The committee is focused on understanding the community property lines and working with surveyors to identify where the boundary lies. This information is critical in developing a plan to improve the overall look of the entrance when residents arrive at the gate.

The committee is also working with landscape architects to come up with a plan that will enhance the beauty of the back gate entrance. The landscape architects are professionals who are well-versed in the art of designing landscapes. They are working with the committee to create a plan that will not only improve the look of the entrance but also complement the surrounding environment. The committee is committed to ensuring that the plan is environmentally friendly and sustainable.

The committee is enthusiastic about the project and is working tirelessly to ensure that the back gate entrance looks its best. The committee members are engaging with the residents to get their input on the project, and they are also reaching out to the local community for support. The committee hopes that the project will not only improve the look of the entrance but also create a sense of community pride. The committee is confident that with the support of the residents they will be able to achieve their goal of enhancing the aesthetic look of the back gate entrance to Eagleton.
