At the October Championship Board of Directors Meeting, a budget of $1,273,453. for 2023 was approved by a vote of the Directors. The upcoming budget is $160.06 per month per home, which reflects a $13.45 monthly increase over the previous year.
The Board was able to control the increase over the previous year thanks to several vendor contracts that minimize the amount they can increase their fees year-over-year.
As an example, our multi-year contract with our lawn maintenance contractor is limited to a 2% increase. The Comcast fee for both Internet and Cable is set at 4%. And earlier this year your Board negotiated a new privacy contract with St. Moritz Security. Their new contract has a maximum year-over-year increase that is limited to 4%, unlike our previous privacy vendor who was asking for a 6% per year increase
Overall, given the rate at which goods and services have escalated, the Board is pleased that we are able to keep the 2023 increase to a minimum.
Two things are worth noting. First, that the Championship assessment ($160.06) does not get billed directly to the homeowner but gets incorporated in each of the communities HOA assessments. Second, the Championship budget covers all the areas that are not a part of the individual HOAs, such as the bulk Comcast cable and Internet service; landscaping on Championship Drive and General Drive; maintenance of those roadways, curbs, and drainage; the gatehouse off Ryder Cup Boulevard; and the back gate operations on General Drive.
