POA Mythbusting: What We Do (and Don't) Control

The Championship Property Owners Association (POA) plays a key role in maintaining the quality, appearance, and daily function of our Eagleton community. But we're often credited — or blamed — for things that may not fall under our jurisdiction. Here's a quick guide to what the POA does manage, and what lies beyond our responsibilities.


✅ What the POA Oversees:


  • Common area landscaping and maintenance — We contract with professionals to maintain the shared green spaces along Championship Drive, General Drive, and key entry points.
  • Gate access systems and entry enhancements — From new stonework and lighting to improved signage and cameras, these upgrades are POA-managed projects.
  • Paving and maintenance of key roadways — The POA is responsible for the upkeep of Championship Drive and General Drive, including periodic paving, Reclinata circle repairs and the sidewalks on those two roadways.
  • Basic cable service — We negotiate and contract for the community-wide Xfinity basic cable package as part of the POA budget.
  • Architectural compliance and community standards — We enforce guidelines that help protect property values and preserve Championship's overall aesthetic.
  • Budgeting and financial management — The POA Board sets the annual budget, collects assessments from HOAs, and manages contracts and expenses.

🚫 What's Outside POA Control:


  • Trash and recycling services — These are handled by the City of Palm Beach Gardens.
  • Neighbor disputes or personal grievances — While we encourage open communication and good will, the POA does not mediate private issues between residents. We leave that to each of the individual HOAs.
  • Golf course operations — The course is privately owned and operated, and not under POA oversight.
  • Mail delivery concerns — These are managed by the U.S. Postal Service.

Security You Can Count On — Even When You Don't See It

security camera While most of us are focused on enjoying life in Eagleton, a professional team is quietly at work 24/7 to keep our community safe, secure, and orderly.

Eagleton's layered approach to security includes trained officers at the main gate, roving patrols throughout the day and night, a responsive dispatch center, and nearly 25 security cameras — many with high-resolution imaging that assists security staff, and when appropriate, law enforcement, in identifying vehicles and license plates. All vehicle access is logged and monitored, and our gate officers are trained to screen visitors and vendors according to strict protocols.

Security doesn't stop at the gate. Patrol officers conduct routine checks throughout the community and respond to resident concerns, unauthorized parking, suspicious activity, and after-hours issues. Security officers are CPR trained and are in contact with the Palm Beach Gardens Police and Fire-Rescue Departments, ensuring a strong public-private partnership that benefits everyone.

And while you may not always see them, the Security Team and the POA Board work behind the scenes to strengthen our systems. Recently approved upgrades include enhancements to the General Drive entrance, additional lighting, and improved signage to support visibility and deterrence.

You can help by keeping your contact information up to date in the gate access system and ensuring that your guests and vendors are properly registered in advance. Staying alert and reporting anything that just doesn't look right helps all of us keep Eagleton secure.

Safety is a shared responsibility — and thanks to our well-trained team and vigilant residents, Eagleton continues to be a secure and welcoming place to call home.



Be Alert to Door-to-Door Solicitors

While summer brings quieter streets to our gated community, it can also present unique security concerns. With fewer residents around and extreme heat keeping casual walkers indoors, those who enter on foot, bike, or even motorcycle are more conspicuous — and not always authorized.

Our Eagleton guard gate is designed to screen motor vehicles, but it doesn't stop individuals who slip in by other means, including through the golf course or less monitored access points. Some may be legitimate visitors or service providers. Others may use misleading tactics to reach your home or personal information.


To help protect yourself and your neighbors, keep these tips in mind:

  • Don't engage with unsolicited visitors who claim your home equipment or services are “outdated” or in need of immediate upgrade. If it sounds suspicious, trust your instincts.
  • Always ask for proper identification and look for branded attire or company credentials. Reputable representatives won't object.
  • Never allow unknown individuals into your home unless you're certain of who they are and why they're there.
  • Spread the word. If you receive a questionable call, text, or doorstep visit, notify your neighbors — and report anything that is concerning to PGA National Security at (561) 627-1600 or the Palm Beach Gardens Police Department's non-emergency number — (561) 799-4445.

Scammers often rely on confusion, urgency, or a false sense of authority to catch people off guard. Staying alert, asking questions, and taking your time are often your best defenses.
