Residents update22nd December 2017 to 12th January 2018Christmas 2017Our site construction activities will close down for the Christmas holiday on 22nd December 2017, reopening on 2nd January 2018. During the close down the site will be patrolled regularly by our security officers including a canine team. Residents may notice some activity and low level accommodation lighting that are part of our security cover. SSE Cable RepairsYesterday, Scottish & Southern Energy (SSE) advised us that they will be carrying out repairs to a cable on our land, near Old Wokingham Road. This is unrelated to any of our construction work but is an older existing cable that has developed a fault and needs to be repaired. SSE have advised us that it is unlikely there will be any disruption for local residents, however they may notice works ongoing over the weekend. Development Access B – near Rowan DriveAn initial window of late February has been received for the installation of the toucan crossing signals to Old Wokingham Road. We await a confirmed date. Development Access A – near Ellis RoadThe traffic management will be removed from this area during the Christmas Break except for some fencing, cones and signage. On our return the next tasks will be the removal of kerbs and the tarmac to the new entrance. Nine Mile Ride / Old Wokingham Road RoundaboutThe highway improvements phase of the works will continue after the Christmas break. The current traffic management will remain in place during Christmas to ensure the safety of the incomplete works. The next phase will include surfacing and new kerb installation and this will continue in January. Footpath diversions will be in place around the roundabout for the next few weeks. Nine Mile Ride / Crowthorne HouseDuring January we will be carrying out enabling works that form part of the realignment of the access to Crowthorne House. We do not expect these works to affect Nine Mile Ride and they will not require any traffic management, but residents will notice an increase in activity close to the roundabout. Housebuilding – Phase 1The construction of our homes continues and we expect the superstructures, including brickwork, to commence shortly. Unfortunately, due to the recent wet weather the piling works will not be completed prior to Christmas as originally planned, we anticipate approximately 1 further week of piling after Christmas. SafetyWe would like to take this opportunity to remind residents that whilst all reasonable precautions are taken, building sites can seem exciting to children but they can be dangerous places. We would ask parents to be mindful of children potentially trying to gain access to the site, particularly during holiday times. TreesWe are currently working closely with both our Landscape Consultant's (Macgregor Smith) and Bracknell Forest Council to ensure the frontage to Old Wokingham Road is improved for longevity. Over recent weeks, we have removed various trees to create the main site access and will be removing further trees over the coming weeks. The visual impact of this frontage of the scheme is key to our integration into the wider area and therefore we will be planting more trees, shrubs and other ground cover. These are intended as a mix of predominantly native species trees and shrubs, specified as advanced nursery stock trees and transplant shrubs. The trees would be installed mostly as 18 – 20 cm girth with some larger (as already planted) in the area of the Hatch Green close to the new Visitors' Centre. We are working with Bracknell Forest Council to improve the function of the roadside ditch and at the same time wish to improve the ecological value of the ditches where we can. These ditches had been lost over time and should form the drainage to the Old Wokingham Road. The ditches have been reinstated along the roadside and, here, we will introduce some native marginal and wetland plants. This in turn will further improve the impact the development has on this key highway route. We would like to take this opportunity to wish residents a very Happy Christmas and New Year from all the team at Legal & General Homes. The next residents update email will be issued on Friday 12th January |
