Great food, great company and a diverse range of workshops (making herbal infusions, running a moneyless community project, designing a right livelihood, finding and keeping momentum, to name a few.) It needs to have space for around 50 people, a large communal room, break-out areas, a good kitchen and be accessible by public transport.
