A heritage office estate in Womanby Street in Cardiff city centre has been sold by Aegon Property Income Fund for £7.5m.

Acting on behalf of Equitix Investment Management Limited, Cooke & Arkwright have advised on the acquisition of two prime, Grade A office buildings which are let to the Welsh Government.

The transaction comprised the £29m acquisition of Ellipse, Langdon Rd, Swansea and Nexus House, Usk Way, Newport from Legal & General Investment Management (LGIM), represented by Knight Frank. Fladgate provided Equitix with legal advice.

Acting on behalf of TWI Limited, Cooke & Arkwright has secured the purchase of the 15,681 sq ft TWI Technology Centre Wales at the Harbourside development in Port Talbot.

Harbourside has been developed by Deryn Properties and contains four buildings at present, including The HMCS Magistrate Court, Llewellyn House (a multi-let office) and the TATA testing and development centre. Owners of second homes in Wales could face increases of up to four times their current level of council tax after the Welsh Government published the outcome of the 2021 consultation on ‘Local taxes for second homes and self-catering accommodation’.

In his Spring Statement on Wednesday 23rd March, the Chancellor announced two new business rates reliefs in England which came into effect in April 2022.

The Welsh Government is making grant funding available to provide the Retail, Leisure and Hospitality Rates Relief scheme to eligible businesses for 2022-23.

The scheme aims to provide support for eligible occupied properties by offering a discount of 50% on non-domestic rates bills for such properties.
