Our 2024/25 Annual Report for Residents is now live, sharing the key highlights from the year and how we’ve been investing in homes and involving you in our services. Some of the main achievements include:

• 384 new affordable homes built (90% of residents are happy with the quality)

• £52m invested in repairs and improvements, with 39,000+ repairs completed

• 86% of homes now EPC C or better (up from 71% last year)

• 734 homes relet to new residents

• Resident satisfaction remains strong at 82%

An update on cleaning

You said, we did

• You said: the floors didn’t look clean even after cleaning.
• We did: we’ve stepped up our checks and auditing, with more in-depth inspections to make sure cleaning is up to standard. We’ve also set up a dedicated cleaning team who can be sent anywhere, anytime, to fix problems straight away – rather than waiting for the next scheduled clean.
• We’re doing: we’re changing the way we mop the floors to use flat mops, which need less water, don’t leave marks, and give a better clean.

What’s next?
In early Autumn, we’ll be sending out a grounds maintenance survey. This is your chance to tell us how we’re doing with looking after gardens, grass and outdoor areas. Please keep an eye out for it – your feedback really helps us improve.

Getting to know you better
We want to make sure we’re offering the right help and support to all our residents – and to do that, we need your information to be up to date.

Over the next month, you’ll receive either an email from Feedback@ParadigmHousing.co.uk or a text from ‘Paradigm HG’ with a link to a short form, helping us get to know you better. We’ll also ask you to share some additional details, such as your ethnicity, use of English, and any disabilities or long-term medical conditions. This information helps us to better understand the needs of our communities and provide the right services.

Every 100th resident who completes the form will receive a £100 shopping gift card - we've already sent the 100th and 200th gift cards out to Lee and Claire, and Lesley, in Amersham. Could you be our 300th?

Residents help shape our new damp and mould approach

We’ve just completed our latest Service Review Group, where residents joined us to shape how we’re tackling damp and mould. Their feedback is helping us get ready for Awaab’s Law, which comes into force on 27 October 2025. This law sets strict timeframes for tackling damp, mould and other hazards. We'll be making some changes to our website and our policy based on what residents told us - we'll let you know more about this soon.

What’s happening now:

• Colleagues are being trained across the business, and we are going to run test calls in our contact centre

• We're updating our website and printed materials

• We're reviewing our systems ahead of the October launch to ensure we have everything in place to support residents.
