Repairs and safety in your home

We want you to feel safe living in your home. This section explains how repairs and safety work at Paradigm – what we do, what you can expect, and how you can help keep your home safe. 

Reporting a repair
If something breaks or isn’t working properly, please report it as soon as possible. Once you report a repair, we will respond as quickly as possible and keep you informed about when someone will attend. 

Report repairs: via your online resident portal (MyParadigm), by phone (0300 303 1010), by email (Repairs@ParadigmHousing.co.uk), using our LiveChat or online reporting form on our website (www.paradigmhousing.co.uk)
 
If there is a risk to your health and/or safety, call 0300 303 1010 immediately. We operate a 24/7 emergency repairs service.

Emergency repairs
If there is an immediate risk to your health, safety, or to the building – for example a major leak, no heating in winter, or a lift failure – call 0300 303 1010 immediately. 

We operate a 24/7 emergency repairs service to deal with urgent issues.

Access to your home - helping keep you safe

To make sure your home meets legal safety standards, we carry out regular safety checks. These help keep you, your household and your neighbours safe. 

These include: 

Annual gas safety checks on appliances and pipework. Electrical installation condition reports every five years (or sooner if required). Fire risk assessments and fire safety testing in communal areas (for blocks of flats). Asbestos surveys in older buildings or before certain works are carried out

It is important that you allow access when these checks are due so we can keep your home safe and meet our legal responsibilities. 

Join our repairs webinar on 15 April!

We're hosting a repairs webinar on Wednesday 15 April from 6pm - 7pm, and we'd love for you to join us.

The session will give you a relaxed, easy to follow overview of our repairs service. We'll be talking through:

  • The types of repairs we do and don't carry out
  • What your responsibilities are as a resident
  • How repairs can be raised
  • Timescales for different types of repair

You'll also have the chance to get your general questions answered during the session by one of our service leads, so it's a great opportunity to get help with anything you're unsure about.

Your feedback helps shape the services you receive. Take part in any of our policy review surveys before Monday 6 April and you’ll be entered into a monthly prize draw to win one of three £25 vouchers.

  • Anti-social behaviour and hate crime policy: promoting safety, transparency and consistency in preventing and responding to ASB and hate crime.
  • Customer support policy: ensuring everyone has equal access to our services and support, regardless of their situation.

  • Surveillance equipment policy: where and why surveillance equipment may be used by us, and when permission may be revoked for resident-owned surveillance equipment.

We're starting early work to develop our Resident Experience Strategy, and your feedback will help shape what residents can expect from us between 2027 and 2030. What to expect when you report anti-social behaviour

We know ASB can be upsetting and frustrating. When you report ASB to us, we take it seriously. We review the information, speak to those involved and work with other agencies to take whatever action we can.

To help you better understand the process, we’ve created a new video with our team. It explains what our Community Safety team does, and what you can expect when you report ASB - we've used noise as an example. It also sets out the actions we cannot take immediately, and why some cases can take some time.

Staying #SaferTogether

Fire door safety
Fire doors are designed to contain a fire if one breaks out. They hold back flames and smoke for a set amount of time, giving people a chance to escape safely and helping firefighters control the blaze. We check fire doors monthly, but you can help keep your community safe and check your fire doors too.

Keeping communal areas free of belongings
Everyone wants to feel safe at home, but if there is a fire or other emergency, residents will need to leave quickly and safely. This means corridors, landings, stairs and other communal areas must be kept clear of personal belongings.

 

Keeping safe from lead in your home
Some older homes may still contain materials that include lead, which can be harmful if disturbed or ingested.

When these materials are in good condition, they do not present a risk. Problems arise when old paint flakes or when materials containing lead are sanded, scraped or disturbed.

Safety reminders

If we're visiting your home, please:

  • Shut dogs away before we turn up - even the friendliest pets can be unpredictable
  • Treat our staff with respect, we will not tolerate any verbal or physical abuse. 

Remember that phone calls with our teams may be recorded. This is for training, monitoring, and safeguarding purposes, to keep both you and our staff safe.

Protecting your belongings with home contents insurance

As your landlord, we are responsible for providing buildings insurance, but it is your own responsibility to arrange your own home contents insurance to help protect your possessions.

No matter how careful you are, there’s always a risk that your belongings could be broken, damaged, or stolen. Home contents insurance can cover items such as furniture, carpets, curtains, clothes, bedding, electrical items, jewellery, pictures and ornaments. In many cases it can also cover you if you take items out of your home (on a holiday, for example).
