Welcome to the first edition of Kainga Ora's community newsletter for the West Coast region. This newsletter will provide updates about the new Kāinga Ora homes planned for this area. We're planning to send it out quarterly.

What Kāinga Ora redevelopments are happening in your neighbourhood?

One way Kainga Ora is increasing their number of homes available is by redeveloping existing Kāinga Ora homes.

This is where we look to make better use of our existing land by replacing older houses on large sections with more modern, warm, and dry homes, that are better suited to the needs of our customers today. We work through a number of stages to determine if a site is suitable for redevelopment. Once consents are approved, we can give more accurate timeframes for when construction will begin, and be completed.

We are looking to redevelop these sites across Westport, Greymouth and Hokitika:

Westport / Kawatiri

  • 17 Palmerston Street

Greymouth / Māwhera

Key redevelopment updates

October 2023 - April 2024 

As this is our first newsletter, we have included project updates from October 2023, which is when we held our last community drop-in sessions on the West Coast. If a site isn’t included in these updates, there have been no changes during this period but you can check the interactive maps (Westport, Greymouth, and Hokitika) on our website for the status of all projects.

Westport / Kawatiri

11-13 Haselden Street 

  • Resource consent lodged in November 2023.
  • Building consent lodged in February 2024.
  • The timeline for removal of existing properties will be clearer once we have the resource consent decision.

211-213 Palmerston Street

  • Resource consent lodged in February 2024.

166 Romilly Street

  • Building consent approved in October 2023.
  • Resource consent approved in November 2023.
  • Demolition completed in December 2024.
  • Cornerstone Construction commenced construction in February 2024.

19A Russel Street

  • Preferred design plan now available on our website. 

    Greymouth / Māwhera

    46-48 Firth Street 

    • Resource consent lodged November 2023 and approved February 2024.
    • Removal of existing homes completed December 2023.
    • Building consent anticipated to be lodged May 2024.
    • Naylor Love are expecting to commence construction mid-2024.

    88-90 Hall Street

    • Resource consent lodged in November 2023 and approved in January 2024.
    • Building consent lodged in February 2024.
    • Removal of existing homes completed in March 2024.
    • South Peak Homes is due to commence construction April 2024.

    22-24 Masters Street

    • Confirmation of the stormwater pipe easement location now means that the initial design for this site can be progressed. We anticipate that resource consent will be lodged in April 2024.

    Hokitika 

    87-89 Jollie Street 

    • Options to have the existing homes on the site relocated are currently being explored. We expect the homes could now be removed within the next three months. 

    114-116 Hoffman Street 

    • We support our customers to relocate to an alternative home ahead of proposed redevelopment. Timeframes for removal of the existing properties are dependent on this occurring.

    132-136 Hoffman Street 

    • Building consent approved in October 2023.
    • We support our customers to relocate to an alternative home ahead of proposed redevelopment. Timeframes for removal of the existing properties are dependent on this occurring.
     

    What's happening with the developments that Kāinga Ora plans to purchase in your neighbourhood? 

    Another way Kāinga Ora helps meet the need for more public homes is by working with local developers.

    The developer manages all aspects of the construction process and Kāinga Ora purchases the homes upon completion. If you have any questions about construction activity, please contact the developer, as they are responsible for the build process. 

    Westport

    43 Romilly Street
    Feng Ling Company is building two new single-storey two-bedroom homes. The site is nearing completion and Kāinga Ora is anticipating taking over ownership in May 2024.

    43 Romilly Street

    165-167 Queen Street
    Redwood Property Group is building 14 new single-storey two-bedroom homes. The site is nearing completion and Kāinga Ora is anticipating taking over ownership in April 2024. 

    Kāinga Ora held an open home event on 3 April 2024, for the public to look through the new homes. Neighbours in the area were informed by flyer. 

    165-167 Queen Street

    Greymouth

    14-16 Doyle Street
    Westland Homes Limited is planning to build eight new accessible two-bedroom homes, which Kāinga Ora anticipates taking over ownership upon completion in late-2024. No construction activity has started, and the site is yet to be cleared.  

    55 High Street
    Kumara Junction Developments Limited is planning to build four new two-bedroom homes, which Kāinga Ora anticipates taking over ownership upon completion in late-2024. No construction activity has started, and the site is yet to be cleared.  

    39 Shakespeare Street
    Kumara Junction Developments Limited is planning to build five new two-bedroom homes, which Kāinga Ora anticipates taking over ownership upon completion in late-2024. No construction activity has started, and the site is yet to be cleared.

    Hokitika

    105 Fitzherbert Street and Hampden Street
    Hammer Down Developments is planning to build two new two-bedroom homes, which Kāinga Ora anticipates taking over ownership upon completion in late-2024. The site is currently empty, but construction has yet to start. 

    221 Fitzherbert Street
    KR Construction Limited is building nine two-bedroom homes, which Kāinga Ora anticipates taking over ownership upon completion in late-2024. The site is currently under construction.

    Community engagement

     

    Community drop-in sessions:

    In late October/early November 2023, Kāinga Ora held community drop-in sessions in Westport, Greymouth, and Hokitika. Thank you to everyone who came along and spoke to the team. Check out the FAQS, which cover the most commonly asked questions at the sessions.

    Recently completed homes

    Since January 2023, Kāinga Ora has built, or purchased, 21 new homes across the West Coast. Take a look at some of these sites below:

     

    Westport

     

    Rintoul Street 

    COMPLETED: 2 NEW HOMES

    Two new two-bedroom homes were completed in December 2023. The homes were part of the Kāinga Ora and Department of Corrections partnership scheme where prisoners from Rolleston Prison gain new skills and confidence by building and restoring damaged state houses.

     

    Webb Street

    COMPLETED: 2 NEW HOMES

    South Peak Homes built two new two-bedroom homes which Kāinga Ora took over ownership of in mid-2023. Customers have since moved in. These homes were built using offsite manufacturing. 

     

    Greymouth

     

    Stirling Drive

    COMPLETED: 1 NEW HOME

    One double-storey four-bedroom home was completed in September 2023, and customers have since moved in.

     

    High Street

    COMPLETED: 12 NEW HOMES

    Project High Street Limited built 12 new two-bedroom homes, which were completed in July 2023. Kāinga Ora has since taken over ownership, and customers have moved in.
