Welcome to the Kāinga Ora community newsletter for the West Coast region. This newsletter provides updates about the Kāinga Ora homes planned for this region.

What's happening in your neighbourhood and key updates

Kāinga Ora is continuing to deliver social housing projects across the region.

Some social housing developments are also under assessment, while we confirm our social housing projects for the next two years, with a focus on priority locations and best value for money. For projects where we are part way through a consenting process, we may continue with obtaining consents.

As decisions are made, we will update the information on the interactive maps (Westport, Greymouth and Hokitika) on our website and the upcoming newsletters.

 

The following sites are proceeding as planned:

Westport:

11-13 Haselden Street, Westport
This redevelopment will have four single level two-bedroom homes, built to Full Universal Design specifications. These will be manufactured offsite by South Peak Homes and transported to the site once it has been prepared for the homes. Resource consent was approved in September 2024 and demolition was completed in December 2024. Construction is anticipated to begin in January 2025 and be completed in mid-2025. 

Greymouth:

14-16 Doyle Street, Greymouth
Westland Homes Limited is planning to build eight new accessible two-bedroom homes, which Kāinga Ora will take ownership of once construction is complete in mid-2025. Resource consent was granted in June 2024 and construction is underway. 

55 High Street, Greymouth
Kumara Junction Developments Limited is planning to build four new two-bedroom homes, which Kāinga Ora will take ownership of once construction is complete in mid-2025. 

39 Shakespeare Street, Greymouth
Kumara Junction Developments Limited is planning to build five new two-bedroom homes, which Kāinga Ora will take ownership of once construction is complete in mid-2025. Resource consent was approved in April 2024 and the site has been cleared. 

18 Tasman Street, Greymouth
KR Construction is planning to build seven new two-bedroom homes and a three-bedroom home, which Kāinga Ora will take ownership of once construction is complete, which is anticipated to be in late-2025. Resource consent was approved in July 2024 and the site is clear.  

45-51 Ward Street, Cobden, Greymouth
The eight two-bedroom homes proposed for this site will be built offsite through the Rolleston Prison Programme and transported onto site once the site is prepared for the homes. Resource consent has yet to be lodged. Timelines for removal of the existing homes, construction start, and completion, will become clearer as we progress through the consenting process.

Hokitika:

105 Fitzherbert Street and Hampden Street
Hammer Down Developments is planning to build two new two-bedroom homes, which Kāinga Ora will take ownership of once construction is complete in mid-2025. The site has been cleared but construction is yet to start. 

221 Fitzherbert Street
KR Construction Limited is building nine two-bedroom homes, which Kāinga Ora will take ownership of once construction is complete in early-2025. The site is currently under construction.

132-136 Hoffman Street
This redevelopment will deliver four three-bedroom homes and a four-bedroom home. Demolition took place in October 2024 and construction is underway. The homes are anticipated to be completed in mid-2025.

Future pipeline:

We are working through an assessment of our proposed social housing projects, with a focus on best value for money, so we can deliver social housing in areas where it is most needed. When we assess our projects, we prioritise the locations where we are asked to deliver more
homes, or where upgrading our older homes is a high priority.

We have contracted nearly all our build programme to 30 June 2025 and are working towards committing where we will deliver houses for the following financial year. We expect decisions on this will extend into the middle of next year.

Our assessment process is being completed in stages. Decisions will need to be made about the future use of these sites, which could include re-working development plans, or not progressing at all. Decision-making may not happen until we have decisions on our future build programme beyond the 2025/26 financial years. As decisions are made, we will keep the community informed.

211-213 Palmerston Street

Greymouth:
46-48 Firth Street

Projects that are not proceeding as planned: 

We have decided not to progress with the plans that were initially proposed for these sites, while we focus on developing sites in priority locations and the best value for money. Homes that were vacant have been/will be re-tenanted.

Westport:

Greymouth:

11-17 Masters Street

8 Elizabeth Street

Hokitika:
87-89 Jollie Street

Recently completed homes

 

Romilly Street, Westport

COMPLETED: THREE NEW HOMES

In November 2024, three new two-bedroom homes were completed in Romilly Street. These homes were built off-site through the Rolleston Prison Build Programme and transported to site, where they were connected to services and landscaping was completed.
