Hello and welcome to the October issue of your newsletter 

This month, we continue to support you with the cost-of-living crisis and bring you some highlights from our 2021/22 Financial Statement. Halloween is also fast approaching, so we’ve got some frightfully fun recipes for all to get involved in.

A reminder

We know that many of you are concerned about possible rent and service charge increases during this cost-of-living crisis. The Government consultation on a possible rent cap for tenants has now closed but, as we told you last month, there are no equivalent proposals being made in relation to shared owners. The provision for rent increases in shared ownership leases is a link to the Retail Price Index and we cannot vary the core terms of the model forms of shared ownership lease, which we are required to use. 

We're looking urgently at the likely level of rent increases for shared owners. We will assess how we can limit increases while continuing to ensure our long-term ability to provide homes for people who can’t afford to rent or buy on the open market.

Service charges are also a concern for many shared owners. The service charges pay for the services you receive, we don't make any profit from these. Energy costs are often a significant proportion of service charges – the measures announced by Government will help to limit the increases. We are looking at how we can keep other costs as low as we can while continuing to provide good quality services. 

We will provide as much notice as we can of increases in rent and service charges, and information about the steps we are taking to keep those increases as low as we can. In the meantime, if you are worried about money this winter, please get in touch. Talk to us as soon as you can. We will do what we can to help.

Our support offer

Following on from last month’s newsletter focusing on the cost-of-living crisis, we wanted to again highlight our commitment to supporting you through this time.

If you are having financial difficulty, are struggling with your mental health, or need information about food banks, our Support Hub is full of useful information and links to help you.

Help with your energy bills

 

We’re all facing an increase in our energy bills this autumn. Use the Help for Households page on the Government website to find out about the Energy Bill Discount, the Energy Price Guarantee and other grants and payments which may be available to you.

 

Energy Saving Trust

We have picked out some of our favourite energy saving tips from the Energy Saving Trust website:

  • Turn your thermostat down by just 1 degree and save around £50 a year
  • Check your tyre pressure once a week as your car uses more fuel if the tyres are under-inflated

  • Every minute you cut off your daily shower could save you up to £10 off your energy bills each year

  • Only boil as much water as you need in the kettle or in pans and keep lids on pans when cooking

  • Look at generating your own energy. You can find the most suitable renewable energy technology for your home by speaking with the Energy Saving Trust.

Our Big Conversation with customers

We’ve been out and about talking to customers about their likes, dislikes and suggestions for improvements in their neighbourhoods. We’ve knocked on over 1,000 doors, held wellbeing sessions and organised a Community Action Day on one our estates, Park Place. Our colleagues offered cost-of-living advice, carried out some communal repairs, cleaned up the neighbourhood and collected large unwanted items.

As well as Park Place, colleagues from Customer Engagement and the Neighbourhood team visited 24 schemes across Chesham and Amersham, speaking with 170 customers to get their views. They logged communal repairs and ideas for improvements.

The feedback we got from customers last month is just the start of using customer feedback to make changes and the Big Conversation will continue.

Where you can see us next
During November we will be visiting our high-rise buildings to speak with customers about fire safety and get their views on how we can better engage with them and share fire safety and building information.

Did you know, residents of high-rise buildings in England can now apply to be a part of a Residents' Panel, ensuring their voice will be heard during the development of the Building Safety Regulator. You can find out more about the Residents' Panel here. 

 

Meet James Sutherland-Young, our new Head of Home Ownership

James is our new Head of Home Ownership and we asked him some questions so you can get to know him and find out more about the work he'll be doing.

Tell us a bit about yourself, what do you do when you’re not at work?
I’m married with three daughters, I’m a keen open water swimmer and swim all year round – whatever the temperature! I’m also a huge Brighton and Hove Albion fan and when time allows, I get to my allotment or go cycling on the South Downs.

What has your career looked like so far?
I started in the construction industry working as a labourer then a bricklayer. After university I moved to London, working for a Tenant and Residents' Association linked to a London Borough; this ultimately led to getting a job as a housing officer for a small Housing Association in East London, and the rest as they say is history.  Over the years I’ve worked for both Housing Associations and Councils (big and small) in a variety of housing roles. While I owned a leasehold flat, my interest in this area of housing lead me into the field of service charges and homeownership, where I have remained to this day.

What are your current top priorities in the role?
It’s early days, but one of my main priorities is to build the trust between you and Paradigm. I'll be focusing on making sure we provide value for money in delivering our services and finally I want to make it easier for you to get your views heard.

What's the biggest challenge you think you will face in the role?
The cost-of-living crisis is going to be like nothing we have experienced for decades. With increasing mortgage and living costs will come greater hardship, and the increase in anxiety and mental health problems. This crisis will affect our homeowners just as much as our tenants, so it will be my team’s job to ensure that you are front and central during these testing times.

Holding us to account on your behalf

The Resident Services Panel (RSP) new scrutiny review
‘How do Paradigm make sure the information you receive is relevant to me, useful, accurate and given at the right time so I have the day-to-day information I need to live happily in my home, and know how to access services when needed?’

These are the questions the RSP is asking us. Members have already questioned how information is selected, updated, and shared with you, as well as what procedures are in place to get essential information to you.

They will now "reality check" what they have been told by comparing newsletters and the website to service and policy changes and speaking with key staff members.

Our Financial Statement

This year we:

  • Grew by 551 homes through new development and stock acquisition
  • Increased the number of homes in management to more than 16,000
  • Let more than 550 homes
  • Invested £28.6m in repairing and improving existing homes with extra resources diverted to reduce work in progress built up by COVID-19.

We recently published our Financial Statement for 2021/22, which shows the financial activities and performance of our business. We are pleased to report that we are a financially robust organisation.

Julian Ashby, Chair, comments on the statement:

"We continue to operate in challenging and unprecedented times. The lasting effects of the pandemic, the ongoing impact of Brexit and the war in Ukraine continue to disrupt the economy and the lives and livelihoods of our tenants, homeowners, employees and partners.

Despite this we continue to keep our work going, supporting more people in the challenges that face them personally and deliver our wider mission to meet the housing needs of people in the places where we work."

If you’re taking your little monsters trick-or-treating this year, please bear in mind that behind some closed doors may be people who are scared or vulnerable. Look out for the key signs that you’re a welcome guest:

  1. 'Trick or treaters welcome' posters
  2. Pumpkins on display
  3. Halloween decorations
  4. Sweets by the door.

Additionally, look out for signs that somebody may not want to be disturbed:

  1. ‘No trick or treating’ posters
  2. Houses and gardens in darkness
  3. Shut or locked gates
  4. No answer after the first knock or bell ring.
 
 

Halloween treats for the whole family

If you're looking for something to do this half-term, out of the wind and rain, why not get into some gruesome baking! It doesn't have to be expensive, or time consuming, especially with the easily adapted recipes below. 

Healthy Halloween pizzas – why not try using a pitta bread for a cheaper, quicker lunch option.

Easy Halloween cookies 

Gingerbread zombie - why not use pre-made gingerbread people - you can spend more time decorating and less time cleaning!
