Station Precincts Improvement Plan Approved Today, the Minister for Planning and Lands; Housing and Works; Health Infrastructure the Hon. John Carey, MLA has launched the approved Station Precincts Improvement Plan that is aimed at catalysing housing delivery in key metropolitan train station precincts. The Station Precinct Improvement Plan applies to eight of the ten stations identified in November 2025. The plan is in line with UDIA WA’s 2025-26 State Budget Submission last year, that recommended WAPC and DPLH work with industry and local government to identify key infill areas that can feasibly deliver increased density, and to initiate improvement plans and schemes to facilitate that delivery. The Detail The Station Precincts Improvement Plan applies to the following stations:
The intent is for each station precinct to have a core area for higher density and a frame area to provide a transition with gentle and medium density. Under the plan, precinct boundaries have been refined to reflect local planning considerations and feedback from local governments, while maintaining a focus on walkable catchments around each train station. The next step will be the Station Precincts Improvement Scheme, which is set be released for public comment later this year. The Scheme will identify detailed development controls, including zoning and building heights. Following consultation, the State Government aims to have the improvement scheme finalised in mid-2027. UDIA WA Response UDIA WA has welcomed today’s announcement, which represents an important next step in creating a more consistent, coordinated and delivery-focused planning framework for well-located infill housing. It is the kind of strategic approach to infill housing delivery that industry has been calling for, and it is particularly important at a time when Western Australia remains in the grips of a housing crisis. As industry is well aware, facilitating and incentivising viable density around transit-oriented locations is essential in our mission to deliver greater housing choice close to public transport, employment, services and amenity. To ensure planning changes ultimately deliver greater housing choice, they must be supported by getting other policy settings right including Keystart’s Pre-Sale Finance Guarantee and Commercial Financing Facility and expansion of the Infrastructure Development Fund.
